The scheme is proposed for the site of the former Spire Hospital, located on Russell Road, in the heart of Whalley Range, Manchester. It is currently a vacant parcel of brownfield land (i.e. previously developed land) following the hospital's demolition in 2019.

Working in partnership with Manchester City Council, LGBT Foundation and a Community Steering Group, Great Places will deliver the UK's first purpose-built LGBTQ+ majority Extra Care scheme on the site and will also include a separate neighbouring block of apartments available for shared ownership.

The proposed Extra Care housing scheme will deliver high-quality accommodation for older people, to help address local housing needs and provide a model for inclusivity. The proposals aim to provide a development which responds to its local context, whilst being a model for inclusivity and putting Manchester at the forefront of age-friendly housing in the UK.

Our proposals:

  • An Extra Care housing scheme of circa 80 apartments comprising a mix of one and two-bed apartments for people over 55 years of age
  • All apartments will be available as social rented, affordable housing
  • The Extra Care housing scheme will be welcoming and inclusive with the majority of residents at the scheme identifying as lesbian, gay, bisexual, trans or non-binary and allies
  • Shared facilities, including a cafe, lounges and treatment rooms
  • Attractive landscaped gardens providing access to green spaces
  • Parking provision in line with Manchester City Council’s planning requirements
  • The proposed shared ownership block, separate from the Extra Care housing scheme, will consist of a mix of 1 and 2 bed apartments, delivering affordable homes to first time buyers and eligible customers, helping to address emerging affordability issues in places such as Whalley Range.

South Manchester-based Great Places Housing Group owns 25,000 affordable homes in more than 30 local authority areas across the North West and South Yorkshire. It was selected through a competitive process as the preferred provider to design, build and manage the proposed Extra Care scheme at Russell Road and has extensive experience of designing, developing and managing a wide variety of affordable general needs, supported and specialist housing.

    Work is now gaining pace with our plans for the first purpose-built LGBTQ+ majority Extra Care scheme in the UK at Russell Road. The initial pre-planning work has now been completed, and with Rowlinson Construction now in place, we’re looking to begin site investigations this week which will help to inform the design. There will be investigatory activity on the site up to April 2024 and more information will be sent out as soon as the Phase 2 (intrusive) investigations have been commissioned.

    Despite some slight delays, this has been necessary to ensure we honour our commitment to comprehensive co-production in developing the design.

    The co-production with the Community Steering Group (CSG) has continued positively over the past two months, with members of the CSG meeting with the design team (Great Places, Triangle Architects, Rowlinson Construction and Simon Fenton Partnerships), Manchester City Council, and LGBT Foundation. They have been working together towards the production of the top-level design of the scheme to be shared at an upcoming public planning consultation event in January. Full details will be circulated when they are available.

    Recent meetings have focused on the external features of the building and how the planning process will influence these. The CSG has also been involved in co-producing the public consultation, including the role of CSG members in answering questions from people who attend.

    The CSG’s involvement has truly been invaluable in ensuring that this scheme will meet the needs of the community. We’re really happy with the proposals we’ve developed in this spirit of co-production, and we’re pleased to announce that you’ll shortly be able to share your views in person and online with the launch of our public consultation next month.

    Work continues to move forward with the plans for the first purpose-built LGBTQ+ majority Extra Care scheme in the UK at Russell Rd. All partners are working towards the pre-planning works as quickly as possible with preparations underway to begin site investigations which will help to inform the design.
